You may have bought your house at a great price. You have finally signed the lease and are now ready to move in with your partner or your family. But looking at the house, you may want to add or subtract a few things that you may like or dislike in the house. It could also be that you have been living in this house for quite a while and now you are ready to change a few things. Renovation is the perfect way to reinvent the look and feel of your home and make it even more comfortable and as per your taste and liking. It could also end up increasing the value of your house when you decide to resell it.
But did you know that this is not always the case. A renovation can also diminish the chance of you earning a good amount of profit from reselling your house. To help you figure the things that you should avoid while renovating, here is a compilation to screen your renovation ideas.
Excessive Wallpaper:
What you may choose for your home, potential buyers may not always like it. There are a lot of things that they might change including the wallpaper. But removing the wallpaper is no easy feat. It requires hard labor. Dislike of the wallpaper can cause a buyer to make a relatively lower bid. This is because they will be factoring in the cost they have to bear for the removal of the wallpaper. So avoid using too much wallpaper in your homes so that it is easier for the new owners to adjust anything they might not find impressive.
Unimpressive Tiling:
A good floor makes the house look more spacious and luxurious. But bad choice in floor tiling can lead to a totally opposite effect. Patterned tiling could be a hit or a miss in the event that you are trying to sell your house. It may look good to you, but to a buyer, it may look like a nuisance and something that needs to be replaced. This can be yet another factor of someone bidding low for your house. Moreover, if your main target market is young couples who are just paying off their student loans and don’t have too much to spend on a mortgage, then simpler tiles or carpeted floorings are a better option.
Bold Colored or Textured Walls:
Just as bad as an unattractive wallpaper design, bold colors on the wall are not a crowd pleaser. People who like to be creative in their styles and way of living might like the idea of having hot pink or sunshine yellow painted on the walls. Unfortunately, not everyone will agree with your choice, and most want their house to look comfortable and classic. Instead go for visual texture paint, which is easier to remove or paint over.
The same goes for a wall with textures. It can be a headache if the wall has a textured layout and the buyer is not happy with the texture. It also costs a lot to change and bring the surface of the wall to a smooth finish.
Luxury Bathrooms and Kitchens:
If you are aiming for a high-end buyer, who loves these kinds of luxuries then this might be the best way to improve your house’s prices up a notch. Instead, if you are living in an average sized house then chances are no matter how fancy your kitchen or bathroom is, you would not recover more than half of your investment. No one likes a run-down kitchen or a bathroom with chipped tiles. And you can work on improving those factors by investing as little as possible. But if you are thinking of a tech-savvy kitchen with smart fridges and personalized kitchen, then reconsider your thoughts. Also, a big bathtub with a Jacuzzi may add style to your house, but it can take up a lot of your space in the bathroom. A hot tub won’t do much to increase your resale value either. It is also more difficult to clean. Instead, invest in a better shower area and a good sink.
Breaking Down walls:
Possibly one of the worst things you can do to your house is tearing down a bedroom wall to merge it with another room. People do it to make their bedroom bigger or to make it a part of their living room. Decreasing a bathroom in your house can affect your asking price by a whole lot. It can also make the house walls unstable and could make it more prone to have cracks in them.
None of these methods help you earn more bucks on a resale. All of them have an adverse effect on you asking price and leave you at a loss than a profit. If you are looking to change any of these things then make sure that you have consulted an interior designer to help you find a better way to implement your idea.
