Many estate agents get caught up in social media. Unfortunately, they don’t experience a great deal of success because of lack of dedication and incorrect usage. However, this doesn’t mean you should stop using social media.

A social media presence is vital for every estate agent. The main focus of your marketing efforts should be to crack into a wider audience. These days, there are some major social media platforms, however, this may be difficult to find out which ones work best for your marketing efforts.

What is Instagram?

Instagram is a photo and video sharing app, enabling users to take photos and videos and share them on Twitter, Facebook, and Instagram.

There are over 200 million active monthly users worldwide. There are 14 million users in the UK. There are 75 million users on Instagram each day. Also, more than 20 million photos are shared every day.

If your target is a younger audience, Instagram may be right for you since 90 percent of users are under 35.

How to Use Instagram

  1. Brand Awareness

A social media platform can be used to create brand awareness. You can post things people want to see. This will draw them in, and they can see who you are, and what you do.

What to post:

Beautiful houses and buildings

Pictures of local events/buildings/scenery

Unique interior designs

Interesting homely features

Your team and office

  1. Promote Your Property Listings (Within Moderation)

You should not use Instagram solely for promotional purposes. If you only want to use a social media platform for marketing, then Instagram is not the best one for you.

Occasionally, you can promote a property listing. Use the 5:1 rule. Don’t flood your newsfeed with every photo you have of a property. Instead, find the best photo of the property or pick a key feature to highlight. Then you can add a link to the image for further viewing.

Remember, don’t use Instagram solely for listing your properties. You’ll waste your time because your Instagram will fail. All your efforts will go to waste.

  1. Get Creative

You need to use your imagination on Instagram. Think about what the users on Instagram want to see. Post images that are relevant to you and your business.

Don’t post dull houses. Use your creative side and think outside the box. Find images that will draw in people.

  1. Use Hashtags

To attract followers, it’s vital that you use hashtags on Instagram. This is one of the only social media platforms there using lots of hashtags isn’t necessarily a bad thing. You must aim to use industry and local hashtags. This will grab the attention of more users and increase the chances of likes and shares.

You don’t want to go hashtag crazy. Ensure each hashtag you use is relevant to the post. For the best results use 5 to 10 hashtags per post.
