It’s an all too common feeling to see the house of our dreams come up for sale and then find we can’t actually sell our own house to raise the funds. Yet with some easy tips, you’ll find selling your house a far easier task.
With the property market booming, there has never been a better time to sell up and release some of that cash tied up in your home. Or perhaps you’re upgrading to larger family home or moving abroad? Whatever the case, selling your house quickly will reduce tension and allow you to move on with your life in a hassle-free manner.
The Fresh lick of paint
As strange as it may sound to you, not everyone has your taste. You may have loved the red walls when you chose them, but viewers may find it hard to look past the personalised colours of your home. The best thing you can do is give your whole house a fresh lick of paint in a neutral tone like white or cream. This not only lightens up the entire home, giving the effect of more space, but it also allows viewers to easily imagine how they might adapt the house to suit them.
Spruce up the backyard
No house viewer likes walking out of a lovely home to find they’re standing in the middle of a rubble pit with some overgrown weeds! Okay, so that’s an exaggeration, but you get the point. A well-kept front and back yard really finishes a home and gives viewers one less headache to worry about. For me, a good backyard can really make or break a deal, particularly when looking at homes in the countryside. Give it a good mow, de-weed the area and maybe plant a flower or two to give a bit of colour.
If you’re anything like me, you might actually prefer viewing a lived-in house to an empty shell. However, viewing a house completely cluttered by possessions can often be distracting. It also has the effect of making the home feel smaller and less clean. Whilst a few home comforts and clutter are perfectly reasonable, try and tidy everything away that doesn’t have to be on display. This can include things such as coffee table books and magazines, laundry baskets, shoes and old toys.
A sparkling clean
Probably the most obvious point on the list but one that, scarily, is often overlooked! No home viewer should ever be given a tour around a dirty house. It detracts from the home, makes a viewer feel uncomfortable and gives off a bad vibe. Make sure (before every single viewing) to clean the house from top to bottom. This doesn’t mean just hovering, we’re talking dusting, window cleaning, ovens and toilet scrubbing! If it sparkles to you, it will sparkle to the viewer.
Making simple repairs is a great and easy way to sell your home faster. The less work a potential buyer needs to do to the house the better. Simple things can be repairing screw holes in the wall with putty, replacing cracked tiles, replacing torn carpets and fixing any loose doorknobs. Most of these things cost very little money and will make your house stand out above others that require work to be done.
It may surprise you, but many viewers are put off simply by the smell of a house. Whilst this may sound strange, the smell does linger for long periods of time, particularly when animals are involved. Whilst a new set of carpets and fresh paint will help massively, the cheaper option is to spray the house prior to viewing and maybe light some scented candles in the days running up to the viewings.
Kitchen, kitchen, kitchen
The kitchen is without a doubt the most important room in the house and many viewers will decide heavily upon the state if the kitchen. Make sure its clean, tidy and well presented. If it’s dated and drab, then you should seriously consider replacing it prior to selling. Yes, this may cost, but it will add to the value of the house and allow you to sell far more quickly.
