I’ve spent a lot fo time and money doing up houses over the years. Everything from exterior work to restoring the copper taps in the bathroom. The question I get all the time is “Should I fix up my house or should i just try sell it as it is?”.
The Answer isn’t really that simple, you need to consider how much of the work you can do yourself. Do you need to hire contractors, electricians, plumbers, handymen etc to help out with some work? Can you do the work yourself? How much are parts/new items etc. Theres too many variables involved to give you a simple answer but I can tell you five things you can change to improve the value of your home and make it more appealing to potential buyers.
1 – Patch holes and cracks in walls and ceilings
The goodthing about drywall is it rarely cracks or splits due to the seamless paper that covers it. So when you do see cracks and splits it is usually where two drywallsheets meet and this can be easily fixed. You can read this great article showing you how to fix Drywall cracks.
2 – Repair the roof
Its a biggie but if your home needs a new roof, you should just bite the bullet and do it. Most roofing jobs take a couple of days but buyers will shy away if your house needs a new roof.
3 – A fresh coat
A fresh coat of paint will literally make your house look brand new. A fresh coat of paint can literally change how a look rooms and feels. If you’ve got dark walls I would personally repaint them using a neutral colour of paint. The same goes with marred walls.
4 – Sort out the heating
Moving house is stressful and expensive at the best of times so getting a new heating system isn’t really going to be ideal but it will help your house be sold on the property market faster. You will find the value of your house will increase once your boiler is replaced.
Another thing to look at is your radiators. A lot of these radiators made before the the 2000’s are incredibly innefficient. They store more water and take longer to heat up so they cost you more money. Replacing your radiators will not only make your house look nicer but it will improve the value too.

5 – Remove old drapes, curtains, worn out items.
These are just going to make your house look worse, things like dirty lamp shades, carpets, rugs, door mats, old curtains etc. You get the idea, these things don’t last for ever. They get worn down and replacing them can give the room they’re in a new lease of life.
If the real estate market is extremely hot you can get away with less fix-ups but either way if your house needs repairs the chances are it will still come in at a lower price.
