6 questions to ask your home builder

Are you currently in the process of planning and soon building your dream home? Chances are you’ve read on what things should and shouldn’t be done—including choosing a reliable home builder. But how do you know if you’re working with a great builder? How can you say they’re doing a fantastic job if you have little to no knowledge about the process?

To start off, you should get in touch with not only one, but a number of builders recommended to you. Then, narrow down your choices to three and meet with each builder to discuss the project. This should let you decide which builder to go for.

What are the things you should ask when you meet the builder? Here are a few questions you certainly should ask your builder during and after the process.

Can you build my home within this budget?

The heaviest part of building a home is how much it would take to turn it from blueprints to reality. Building a home, no matter what angle you choose to see, is expensive. You may set a budget, however, it could only cost you more in the long run.

It’s important to let discuss your budget with each builder and allow them to give their estimate on how much it would cost to build it overall. Don’t just go for the builder who offered the lowest bid for it could have lots of modifications or usage of materials that aren’t favorable to you as a homeowner. Ask for the breakdown and look into it.

How long does construction usually take?

Construction time can be indefinite. Some may take five months, others may take up more than that, not including the turnover process which could take quite a while in some instances.

Confirm with your builder on how long building the home could take. They may say a few months but check in the contract if it says something along the lines of ‘up to 1 year’ to finish your home. Knowing how long the building process will take is important especially if you’re renting or plan on selling your home.

Can I make some modifications?

Whether it’s a custom home or a standard house and lot deal, you’re likely to want to modify a few things to better fit your preference, even if you have agreed with the blueprints. Ask your builder what they can offer regarding this and how much it would cost you. Even homeowners who’ve bought house and lot deals can make alterations to suit their needs, it may come with a price but if it’s within your budget and you really want to modify it, ask how it works.

Will you inform me should there be any additional costs?

During the building process, don’t be too surprised if you’re met with additional costs. It’s likely that during your first meeting or the bidding process, they gave you a rough estimate of the costs and in time of construction, costs of some services and products may have increased then. Should this be the case, clarify this with the builder and tell them to notify you in case of additional costs so you can work around or stretch your budget.

Are you open to working with my chosen architect and interior designer?

Home building isn’t a one-man job, it takes a team to build it. If you have consulted with an interior designer, architect, and builder one-by-one, set a meeting for where everyone can be in the same circle to discuss it—your builder may have a few suggestions to your interior decorator or architect that would suit the space better. It’s important to get everyone on board with the plans before starting the building process to ensure your plan is feasible and proper installations are met.

Should there be any issues, what is your policy?

God forbid cancellation of construction doesn’t happen, but if it does for whatever reason, you ought to know your obligations and the cost of walking away from the project. Ask about the cancellation policy to your builder just to be sure.

Building your dream home is both exciting and stressful, not to mention, it’s could take a pretty dent in your finances. However, if you find the right builder, it will all be worth it.
