Increase the value of your home before selling. Selling a home is quite a process and not just something that you wake up to one morning. Due process is required and one of the things that you will be seeking to do will be to enhance the value of the property in the following seven ways:
- Know how people identify their next home
If you sell this home, you will probably be looking to buy another one and if not, then at some point in your life, you have bought a home, haven’t you. What do you look for in the new home? Perhaps you consider the kitchen first and the appliances therein. That is how all homebuyers think, they look for the best. So consider updating the kitchen appliances. Since they are expensive, you can buy them over time, one at a time until such a time as you have a good number of them. They will increase the value of your home tremendously. If possible, you can consider kitchen remodel. Kitchens and bathrooms play a big role in how much your home fetches. Make your house more attractive to home buyers by making some simple changes.
- Do some preps for selling
While kitchen and bathroom remodels can take some time and should be done earlier, the last preps for selling a home, you know, the small things like getting rid of mold, fresh paint and others also play a very important role in your home remodel. Clean up the home thoroughly. When potential buyers see it, they want to imagine themselves living in there in superb comfort. Dust it up a couple of times every day when it is on sale.
- Add another bathroom
There… told you about the role the kitchen and the bathroom play in increasing the value of a home. Many homebuyers are attracted to a home with two or more bathroom than a home with just one bathroom. Sure, adding an extra bathroom will cost you a good amount of money, but you will recoup when you put the home on the market for sale. While you are at it, would you please consider changing some of the old appliances to modern ones? For example, a home with low flow faucets and showerheads can sell faster than one without any sort of water economy.
- Make all the available space useful
Renovate the patio, good for the outdoor living space. Renovate that attic, add an extra bed to it too and you will see your home sell much faster. At times, it is not all about adding an extra room which can cost an arm and a leg, but it is about renovating the available space and making full use of the same. Clean up the garage; add extra cabinets where you can too.
- Make your home energy efficient
How about you start with the windows and you may want to install energy saving windows that can be reversed during summer so that they keep heat out and in winter, they can keep the heat in. While some of these things may be costly during the initial installation process, they appeal to buyers more than you would know. Make the doors energy efficient. For the big appliances like washing machines, buy the Energy Star rated ones.
- Improve the outdoor living spaces
One of the ways in which you can make your home more saleable is to improve the outdoor living spaces. This means sprucing up that deck, doing some back and front yard work. Most buyers have things like grilling, backyard camping and hammocking in mind when they are looking for a home. In addition, do also give the driveway and the curb a touch here and there, you know, a well kept outdoors is the first thing that the buyers will see when they come over. It will make a good impression, and who knows – love at first sight is hard to resist.
- Stage your home just right
Consider what we call the temptation alley at the checkout in the supermarket where all the candy, sweets and great looking stuff are arraigned so that you can be tempted to buy when queuing at checkout… apply the same principle to your home. Stage it! Make it look lived and livable in, but without the personal items of the seller anywhere. Hire an expert to stage your home, or talk to your real estate agent to assist. This will involve de-cluttering the home, and arranging things in the kitchen, living room and so on.
