The very first thing that you notice when you enter a home is not how it looks. The first thing noticed is the smell. Any potential buyer will look at the next property if the smell is bad. A reason for this is that bad odors are often signs of mildew and mold. Even if mold is not seen, the odor can be a signal that it is present somewhere.
Bad odors often signal that the property was not properly taken care of. They show the buyer that there are surely some repairs that need to be done after buying. If you are just not comfortable or do not have the time to do so, talk with the serious potential buyers and let them know you can organize private tours after open house is over, with the off limit rooms included.
