If you’re looking to sell your home quickly because you’re moving, or just because you’re not excited about keeping your house spotless as potential buyers traipse in and out, here are a few tips on making that sale asap.

Your real estate agent is key to a quick sale. If you follow no other tips in this list, make this the one you take to heart. The right agent can help you get the listing to the right audience, recommend a real estate photographer that will make your home look absolutely stunning and spacious, and take care of all the time-consuming, annoying paperwork.
Don’t know how to describe your home in a way that makes it appealing? An experienced agent will be able to help. Not sure how to set up the home for showings? They’ll know exactly what to do. While selling a home on your own may sound like a good financial decision, it will be incredibly time consuming for you, and you may not be able to get the amount you deserve for your home.
Keep it clean.
It may seem like every home listing online is pristine, but as many people are still living in their home through the showing process, things can get messy quickly, especially for those of us with children. If it makes sense for you and your family, stay with a friend or in a hotel for a few days as potential buyers come through. Not only will it open up the home for more showings each day, but it’ll also be easier to avoid messy accidents.
If your home is really in disarray and you’re in a rush to get it on the market, consider hiring a professional cleaner. You should also keep your home design as simple as possible. Removing personal items like mail, family photos, and even the pill bottles on the countertop can make a difference. It helps buyers feel like they’re entering their future home, instead of feeling like they’re trespassing on someone else’s property.
Time your sale.
Your agent should be able to assist in finding a good time to put your home on the market. If you have some time to plan before getting the listing out there, you can use a little bit of strategy. Typically, no one wants to move in the cold, frigid winter months. If you’re putting your real estate for sale in Whistler or Calgary, you may want to wait for the snow to melt before putting your home on the market. Warmer months, like May, are much better for both moving and selling your home.
Price it right.
Of course you’re going to want to get as much money as you can for your home. However, if you need to be out in a pinch and don’t want to wait for the right buyer, you should price it in a range that’s low enough to draw attention but high enough that your investment in the property was worth it. Your agent can help you figure out a fair price to list it at.
