Unlike in other industries, like fashion or food, trends in real estate don’t emerge so quickly. However, there are certain factors that spur shifts in the selection of materials, designs, or construction methods. The environment, the economy, and demographics all play a significant role in the choices of home buyers. In order to be one step ahead of the market, you need to be aware of those changes, so let’s see which trends do you need to consider when buying a new home.

Open floor plans

Some of the most popular house plans today are those with open layouts. Homebuyers want the kitchen to be open and connected to the family room because it fosters togetherness and makes the home feel larger and more open. There are many terms you’ll need to learn during this process so make sure you understand everything. By removing doors and widening the passages to living areas, you can get the feel of spaciousness that divided rooms lack.

Hardwood floors

Forget carpets and rugs! Wood flooring is all the rage today. It has long been a favorite style choice for discerning home buyers and owners, and this trend is bound to continue in the years to come. Wooden floors are more hygienic than carpets, can be cleaned up quickly, and wood is actually far softer than stone. Besides that, they are more authentic, affordable, and environmentally friendly.

More natural light

Research has proven that being exposed to natural light helps people be healthier, more productive, and calmer. Even more, when you think about the savings you can pile up with a reduced utility bill, no wonder buyers want a home that’s full of light. When designing today’s houses, architects are trying to maximize natural light with the generous use of highly efficient glass, and by creating houses facing east-west with minimal openings to the north.

More storage

Simply said, home buyers want houses with plenty of storage to keep those open spaces in living rooms and kitchens free. They are looking for pantries, linen closets, and laundry rooms. In fact, it seems that laundry rooms and more garage storage are today’s most desired features, which can be explained by the fact that people want to stay organized and to keep the clutter out of sight.

What options do I have?

Choosing and buying a home is a major life decision. Luckily, you have different options. Probably the best one is to look into some of the project homes available on the market. They basically have all the benefits mentioned above, and much more – they are simple, efficient, well-designed and very popular among buyers. Of course, that’s just one of the options. Another one is to buy a previously owned home. This also has its benefits – you can negotiate the price, for example. Keep in mind that this is a very big decision and know your options before selecting the best path.
Another great thing to consider when buying a house is making checklists with all the things to consider before actually buying it. Wondering what to put on the list? Anything from a good home warranty and the number and size of rooms to regional weather consideration and driveway length and width. Basically, the checklist needs to have everything you can think of.

Even more importantly, consider hiring an agent before buying your home. It may be tempting to go with the first word-of-mouth recommendation you get, but having in mind that you need to be fully informed, it pays to choose an agent wisely. You’ll be sharing very sensitive information with this person, so you’ll definitely need someone you can trust.

To conclude, let me say that there is a lot more research you need to conduct. This is a huge decision in your life, and knowing a few trends and facts is absolutely not enough. Be smart with your choices and everything else will fall into place.
